• Seller representation. Pricing strategy, pre-listing preparation, staging, launch timing, and negotiation. The work that determines the final number happens before the listing goes live.
• Buyer representation. First-time purchases, move-up buys, and relocations into the East Bay.
• Negotiation. The offer price is the beginning, not the end. Inspection credits, appraisal gaps, repair requests, and closing timelines are where thousands of dollars move after a deal is “done.” Four decades on both sides of that conversation is most of what you’re hiring.
• Luxury and estate properties. Danville, Alamo, Blackhawk, and San Ramon.
• Investment and income property. Including ADUs, which are reshaping what East Bay properties are worth. A detached unit producing $1,750 a month changes the math on a purchase entirely — and most buyers never run that calculation.
