My philosophy is straightforward: maximize value, minimize stress, and put the client first from start to finish. For sellers that means the most money possible, in the shortest reasonable time, with the least inconvenience.

Sometimes that means recommending improvements before we go to market. Other times it means telling a seller not to spend the money, because the return isn’t there. Both recommendations come from the same place — your bottom line, not my commission.

How I work with sellers in Castro Valley

Most of what people call negotiation happens after the offer is accepted, not before. The price is agreed. Then the inspection comes back, and a buyer asks for $40,000.

That moment decides what you actually walk away with. And it’s decided by whether your agent knows which requests are legitimate, which are a buyer testing you, and which repairs cost $2,000 versus the $15,000 credit being asked for.

After four decades I’ve been on both sides of that conversation thousands of times. I know what a Castro Valley home actually costs to fix, which means I can tell you when a credit request is fair and when it’s an opening bid.

Multiple offers work the same way. The highest number is frequently not the best offer — a strong offer with a shaky loan and no appraisal gap coverage is a deal that falls apart at day 21. Reading which buyer will actually close is worth more than reading which one wrote the biggest number.
